KAREN E. FLUHARTY
A noted industry leader with more than 25 years retail marketing and real estate experience, Fluharty puts both retail brands and shopping centers on the map, quite literally.
Before founding Strategy+Style Marketing Group, Fluharty had a leadership role in developing and deploying marketing strategy and branding initiatives for Prime Retail serving as Senior Vice President of Marketing. There, she was responsible for overseeing the brand’s overall voice and tactical marketing execution for a portfolio of more than 20 shopping centers.
Prior to joining Prime Retail, Fluharty led marketing and tourism programming for one of the nation’s largest outlet center developers, Chelsea/Simon/Premium Outlets, as Vice President of International Marketing stationed in the company’s N.J. and Hong Kong offices. There, her responsibilities included developing international market entry strategy; supervising country-specific joint venture marketing groups in Japan, Korea and China; and developing and overseeing marketing, advertising and public relations strategy supporting Premium’s shopping center portfolio both in-country and for U.S. inbound tourism.
Fluharty attended the Fashion Institute of Technology’s Continuing Education Program and earned her Bachelor of Science degree in marketing from the University of Pittsburgh.
Coleen R. Conklin
Chief Operating Officer
Coleen R. Conklin brings more than 20 years of retail and shopping center marketing experience to Strategy+Style Marketing Group. As Chief Operating Officer, she is responsible for the oversight of the firm’s day-to-day operations, client and partner interface and positioning the company for growth.
Prior to joining Strategy+Style Marketing Group, Coleen spent 16 years building the Premium Outlets brand. Having last served as Senior Vice President of Marketing at Simon, she successfully oversaw global marketing and communications for some of the most recognized and profitable outlet shopping centers in the world.
In addition, Coleen founded GC Communications, LLC offering brand positioning and communications services to retail, real estate and travel industry clients. Earlier in her career, her love for fashion and all things creative blossomed when she worked behind the scenes in the Women’s Collection Design Studio at Calvin Klein.
With a hands-on approach, Coleen provides best-in-class management to Strategy+Style Marketing Group clients and partners. She is admired for her integrity, compassion and ability to inspire and develop teams through collaboration and empowerment. Coleen’s approach helps her to reach the ultimate goal for any client – driving sales and increasing net operating income.
Coleen earned her Bachelor of Science degree from James Madison University. In her spare time she spends as much time as possible with her husband, their three daughters and their large extended family. Coleen is active in her community, including offering her services to charitable organizations such as Habitat for Humanity.
VP, Public Relations
Sue Helondovitch brings more than 15 years business-to-business and consumer public relations experience to Strategy +Style Marketing Group in a variety of industries including retail development, outlet center properties, real estate/home building and food service. Most recently, Ms. Helondovitch served as public relations senior account supervisor at Oxford Communications representing Prime Retail, Villa Enterprises Management, The Residences at Two Liberty Place, Wegmans and Quick Chek, among others.
Earlier in her career Ms. Helondovitch held positions with increasing responsibility
at marketing communications agencies including LevLane, Gillespie and the Grey Healthcare Group where she worked to create, execute and evaluate both brand and cause-related awareness campaigns including national and regional media relations outreach efforts, special events and grass-root initiatives.
A master multi-tasker and detail manager, Helondovitch earned her Bachelor of Arts degree in English and journalism from the University of Delaware before pursuing a Master of Arts degree in public relations from Rowan University.
Brie McCoach DeFilippis
Director of Field Marketing
Director of Field Marketing Brie McCoach DeFilippis is an accomplished brand marketing manager and 15-year veteran of the outlet retail industry. With a sharp ability to merge strategic and innovative thinking with creative and promotional execution, Brie serves as the core liaison between Strategy+Style Marketing Group’s client partners and its internal team members where she manages all project life cycles from concept to conclusion.
Most recently serving as Director of Marketing and Branding for Simon Property Group’s Premium Outlets division, Brie successfully oversaw brand positioning for a global portfolio of more than 80 upscale outlet shopping centers. While leading her corporate marketing team to develop and execute annual advertising programs, print collateral, digital marketing and special events, Brie simultaneously managed relationships with top retailers, luxury brands, external advertising agencies and field marketing teams, in addition to overseeing multi-million dollar marketing budgets. Earlier in her career she held positions with increasing responsibility at Chelsea Property Group, Weichert Realtors and Ogilvy Public Relations.
A proud alumni of Seton Hall University, Brie holds a Bachelor of Arts degree in marketing communications.
Manager, Creative Services
Responsible for creative concept ideation and execution for print, broadcast and interactive marketing campaigns, Stephen Babula brings 10 years of strategic creative development experience to Strategy+Style Marketing Group. Most recently serving as Senior Designer/Art Director for cinquino+co. based in Woodland Park, N.J., Babula's role in developing innovative concepts for Fujifilm, A&P, Sharp, and LifeBank USA's branding efforts along with print and online advertising campaigns successfully contributed to surpassing his client's marketing and business objectives.
Earlier in his career, Babula held design positions with St. Jacques Marketing, DVC Worldwide and Rienzi & Rienzi Communications where his creative contributions spanned a wide range of industries including food and beverage, pharmaceutical and real estate organizations.
A graduate of Seton Hall University, Babula earned his bachelor of arts degree in graphic design/advertising art. A talented musician, Babula also holds a minor in music performance. In fact, when not creating breakthrough creative, Babula can be found in his recording studio engineering, producing, writing and mixing music.
Senior Graphic Designer
As Senior Graphic Designer Ashley Waitts develops innovative and breakthrough creative campaigns, including those associated with print, broadcast, online and digital platforms, from concept development through final production.
Bringing more than five years graphic design talent to Strategy+Style Marketing Group, Waitts served as a senior graphic designer at Fifth Room Creative in Denville, N.J. There she proved an invaluable team member successfully defining project objectives, managing execution timelines and working within marketing budgets. Earlier in her career, Waitts held graphic design positions with increasing responsibilities at The S3 Agency and cinquino+co.
Waitts is a 2009 graduate of William Paterson University located in Wayne, N.J.,
where she earned her Bachelor of Fine Arts degree in graphic design.
Mary Alexander serves Strategy+Style Marketing Group as its exclusive Financial Coordinator responsible for all accounting, client billing and bookkeeping needs. Earlier in her career Alexander became a certified QuickBooks Pro Advisor while serving as an accountant for a private practice firm. Following, she began her own financial services company lending her expertise to a roster of more than 20 clients and also incorporated a small, family-owned business where she ran day-to-day operations for more than 20 years.
Digital and Interactive Media Specialist
Bringing deep knowledge in the digital marketing space to Strategy+Style Marketing Group, Justin Alexander is responsible for not only monitoring but responding to the end user’s digital experience as he uses enhanced tracking and coding techniques to analyze and report on advertising and social media messaging performance.
Using techniques including SEO, search and analytics with an eye always focused on ROI measurement, Justin's keen ability to identify shifts in the ever-changing digital landscape and interpret consumer data enhances Strategy+Style Marketing Group's digital/interactive offering as the company continues to adopt new techniques and contemporary practices on behalf of its clients.
Justin most recently led digital and interactive efforts for a small manufacturing company and also served as a social media intern at Prime Retail. A graduate of The Pennsylvania State University, he was a double major earning both a Bachelor of Science degree in Information Sciences and Technology along with a Bachelor of Arts degree in Communications.
DOUGLAS (THE DOG)
Small, yet savvy; fluffy, yet fierce, Douglas keeps the office staff fully aware (at all times) of every passing woodland creature. If it wasn’t for his uncanny K9 senses, so attuned to the world outside the window, we would never know when our visitors arrive… squirrels, deer, large water fowl, the occasional black bear and of course FedEx.
Douglas occupies the comfortable office couch with great style and poise and when important matters arise (Squirrel!), you may hear him speak up during a conference call. When not attending to his office guard duties, Douglas enjoys some good old fashion lap time and following the staff around the office to see what they are having for lunch.
